More About Victoria Park Bronte St. Community Homes

Victoria Park Community Homes (VPCH) development at 154 Bronte Street South, Milton is part of the organization’s strategy to continue to provide purpose-built affordable rental housing within Ontario. Bronte St Community Homes is located adjacent to an existing VPCH property in Milton and includes 24, one-bedroom units in a five-storey building.

As Construction Manager for the project, J.J. McGuire worked directly with VPCH to assist in moving the project forward, meeting the variety of challenges the project faced, including the demolition of some of the existing townhouse units in order to accommodate the new building. Working within the confined site which afforded no space for staging, and constrained ability for deliveries, J.J. McGuire developed a detailed plan for sequencing, phasing, and safety zones. The team was able to accommodate just-in-time deliveries to the site, movement of workers, construction of the building itself, and careful coordination with residents who continued to occupy 35 nearby townhouses.

The steel-frame and EFIS clad building had a complex structural stud design, developed by an international engineering group, which required extensive detailing to ensure successful installation. The J.J. McGuire team worked closely with the engineering team and the fabricator to help expedite the process and try to maintain the original schedule. Due to the delays in the engineering, the schedule for the installation of the EFIS system was compromised and the exterior finishing system could not be fully finished in the winter weather. The team worked with the sub-contractors to develop a re-sequencing of the final finishing work, to allow the continuation of interior construction which helped recover the schedule.

To assist VPCH with their funding requirements, J.J. McGuire converted the Construction Management contract to Guarantee Maximum Price after tender, while continuing to provide the collaborative partnership with the client that was vital to the success of the project.
