More About Thornton Road Office Complex

A commercial / industrial development at 1707 Thornton Road in north Oshawa, this three-storey facility includes 30,000 sf of office space, and 30,000 sf of industrial warehouse. The facility was designed to allow for separate zones that enable the building to be re-configured to accommodate a variety of different tenants.  The steel-frame building features aluminum cladding and extensive glazing, while the building’s interior included higher-end finishes and lighting in reception, common areas, and washrooms.  The units were provided as shell-space for fit-out by the tenants.

J.J. McGuire provided Construction Management services for the project, working closely with the client and the design team to undertake the implementation of the project on a fast-track schedule while the design was being finalized, including:

  • Changes to height of the facility and approach to steel installation and roof-top equipment, due to the facility’s proximity to the Oshawa airport. Crane lifts were limited, requiring specialized permits for construction of steel structure and roof-top mechanical equipment.
  • Careful sequencing and coordination with the drywall and glass sub-contractors to accomplish careful interior detailing with regards to the extent of the glazing
  • Adjustments and reduction to scope to offset the changes in budget during construction due to market changes in steel costs.

The largely undeveloped site was in an environmentally sensitive area and required all new site services.  J.J. McGuire relied on previous experience working with Durham Region to support Site Plan application, develop strategic planning for sediment and erosion control to protect the wetlands, and undertake extensive coordination for road closures and connection to municipal services at the roadway.
