More About The Bartlett

The Bartlett is a 5-storey independent Seniors Living facility located in Oshawa, ON.  The 139,000 sq.ft. new-built facility features 129 one- and two-bedrooms units with amenities throughout, including lounges, a salon, exercise rooms, and bistro. A medical clinic and pharmacy dedicated to Seniors is located on the main level. Parking is above-grade, with 1-level of below-grade parking under the east side.

The poured concrete structure, clad with EIFS along the upper levels and masonry at the ground floor, features floor-to-ceiling aluminum windows with Juliette balconies on the upper levels, and walk-outs at the ground floor. Durable, cost-effective interior finishes also include custom millwork for kitchens and bathrooms.

As Construction Manager, J.J. McGuire worked closely with the client and the design team through pre-construction and construction stages to provide design-assist, logistics planning, and assistance with early permits. Careful sequencing and phasing was undertaken to allow the facility to be delivered in line with committed occupancy dates.

Construction was sequenced to allow the east portion of the facility to be constructed and completed ahead of the west portion. The J.J. McGuire team worked closely with the sub-trades, including the Client’s Millwork contractor, to undertake extensive coordination and planning, allowing multiple trades to operate effectively and safely on both the east and west portion of the facility concurrently. Planning for staging areas as well coordination with AHJs for access along the one-way Bond Street was required to maintain the construction schedule and minimize interruptions on the high-traffic main road.

Located adjacent to a residential subdivision, the naturally sloped, constrained site also required extensive de-watering due to an underground river, as well as re-design during construction to accommodate the changes. J.J. McGuire provided valuable input through the re-design to help ensure that the changes to the foundations and permanent de-watering solutions were effective and cost-conscious.
