More About Oak Ridges Hospice Morgan & Sidhu House

Located in Port Perry, Oak Ridges Hospice’s Morgan & Sidhu House is a community-based facility for people living with life-limiting illnesses. It provides a home-like setting to offer care and comfort to residents and families. The 12,500 sq. ft., one-storey building accommodates 10 private bedroom units with ensuite washrooms and communal amenities including dining room, living room, family-style kitchen, multi-purpose rooms, as well as a nurses station, staff room, and administrative spaces. An outdoor patio, walk-outs to private gardens, and greenscape spaces help to elevate the residential feel.

As Construction Manager, J.J. McGuire worked with the client and design team from the earliest stages of the project to develop control budgets and pricing to align with funding, critical-path schedules, design-assist input, logistics planning for the constrained site, and early planning for extensive site works required.

The lodge-style building is comprised of exterior siding and stone veneer cladding on a wood-frame structure with long-span trusses. The extensive trusses required a specialized screw pattern as part of the installation, requiring careful coordination during construction to ensure compliance with the engineering framework. The interior provides a home-like feel while meeting healthcare standards, including durable finishes for floors and walls with barrier-free, accessible features throughout.

Constructed in a former soccer field adjacent to a church, and backing onto an existing park space, the site presented a number of challenges including remediation of soils, significant grade changes, new tie-ins to municipal services, and the need for new access roads and parking lots that are shared seamlessly with the Church’s existing access. To achieve the most cost-effective solution for the site works and maintain the client’s budget and schedule, J.J. McGuire engaged and coordinated three separate excavating contractors for bulk, site, and site services, and re-sequenced this vital work to be completed concurrently with interior fit-outs to accommodate an extended municipal Site Plan Approval process.
