New Industrial/ Commercial Building

Farewell Holdings- A new-build commercial / industrial development in Oshawa, ON, this 2-storey facility was constructed as a serviced, shell space for three separate tenants. The steel-frame building features poured concrete foundations and floors, and metal clad envelope with extensive glazing along the front elevation, providing opportunities for street-level access for commercial or retail tenants. The back half of the facility includes double-height warehouse or workshop spaces with overhead rolling doors to provide access for equipment, shipping and receiving. The site includes significant paved and unpaved areas for outdoor yard storage. Roof-top HVAC units meet the needs of the separate tenant spaces. The units were provided as part of the shell-space.

J.J. McGuire provided Construction Management services for the project, working closely with the owner, Farewell Holdings, and the design team to undertake the implementation of the project on a fast-track schedule. While the design was being finalized, the JJ McGuire team identified changes to materials and reductions in scope to offset market changes in steel costs during construction. Subsequent to the completion of the facility, J.J. McGuire provided fit-out services for Cooper Equipment Rentals new showroom and rental facility, an anchor tenant for the development.
